How Do I Tell If My Roof Needs Replacing?

“Your roof will need to be replaced.” It is one of the most expensive statements homeowners will hear.

The best thing homeowners can do is to prepare to hear that statement. But how?  Homeowners simply aren’t given a how-to manual for their home when they first buy. Most simply aren’t aware of how to evaluate their roof’s condition.

#1 Shape

Is the overall roof sagging? Are shingles curling? Is any metal flashing bent? Go outside with a camera or binoculars and take an overall look.

#2 Heat

In your home, do you find that heat stays caged in the Summer and won’t linger in the Winter?

#3 Rust

Inspect the metal components of your exterior such as gutters, metal roofing, or flashing. Are they marked with rust?

#4 Underneath

Enter your attic if you have one. How does the plywood look? Any dark or damp spots?

#5 Granules

If you have composite shingles, do you notice they have a worn appearance? Do granules line your gutters?
